ARCHITECTURAL
SERVICES:
PHASE 1 PREDESIGN: Those services
required to establish the Project Program including
Existing Facilities Survey and Preliminary Budget
Planning.
PHASE 2 SITE ANALYSIS: Site Analysis
and Selection; Site Development Planning; On- Site
Utility Studies; Zone Processing Assistance.
PHASE 3 SCHEMATIC DESIGN: Prepare Schematic Design
Documents (conceptual in character) illustrating the
general scope, scale and relationship of Project
components for approval by the Owner.
PHASE 4
DESIGN DEVELOPMENT: Prepare, from the approved Schematic
Design Documents, Design Development Documents to fix
and describe the size and character of the entire
project, including architectural structural, mechanical
and electrical systems, materials and such other
elements as may be appropriate for approval by the
Owner.
PHASE 5 CONSTRUCTION DOCUMENTS: Prepare,
from the approved Design Development Documents, for
approval by the Owner, Construction Documents consisting
of Drawings, Specifications and other documents setting
forth in detail the requirements for construction of the
Project and bidding and contracting for the construction
of the Project.
PHASE 6 BIDDING OR NEGOTIATIONS:
Following the Owner’s approval of the Construction
Documents, assist the Owner in obtaining bids or
negotiated proposals and in awarding and preparing
contracts for construction.
PHASE 7 CONSTRUCTION
CONTRACT ADMINISTRATION: Administration of the Contract
for Construction which includes Office Construction
Administration, Construction Field Observation,
Inspection Coordination, Change Orders, Construction
Cost Accounting, Project Closeout.
PHASE 8
POST
CONSTRUCTION: Those services intended to assist the
Owner in the use and occupancy of the facility,
including Record Documents and Start-up Assistance.
PHASE 9 SUPPLEMENTAL: Additional services not
provided in any other Phase: Special Studies;
Renderings; Models; Life Cycle Cost Analysis; Energy
Studies; Expert Witness.
